Yes, this does sound very mid to late 60s. Very Al Stewart in feel (before he went all "Year of the Cat").

I am saddened every time I see a shop closing in our town. That place represented someone's dream, they may have sunk their savings into the venture and now must feel defeated and broken. You express that all well here.

I think if I owned a business, this would be my greatest fear. You do a good job of showing the contrasting thoughts involved. I really the melody. Very sing-alongable. Cool guitar part.
